Case Study: LeoVegas | African Savanna at the Heart of the Office

In LeoVegas’ new headquarters, design becomes a tool for telling the story of the brand—its energy, character, and symbolism. See how space can shape experience and strengthen brand identity.

The beginning of the story

Originating from Sweden, LeoVegas—one of the leading iGaming brands in Europe with a strong market position—began its presence in Warsaw on a modest scale, with just four workstations in a coworking space. This model provided flexibility and enabled a fast launch without long-term commitments.

In 2024, the situation changed dramatically. The company grew rapidly, and the existing solution no longer met its needs. There was a need to find a permanent office that would not only accommodate a growing team but also become the foundation for further expansion.

The biggest challenge was the lack of a fixed growth forecast. Therefore, the Colliers Define workplace advisory team was engaged to define real needs and prepare development scenarios for the coming years.

Proccess

The client wanted an office that truly reflects the brand’s unique character—bold, distinctive, and unconventional. Inspired by the world of entertainment, casinos, bold colours and striking design, it required a space that would be more than just a place to work.

The fit-out was delivered in close collaboration with the tenant’s team, ensuring consistency from concept to execution. The result is a space tailored to a dynamic organisation and ready to support future growth.

Design with an edge

The space was designed as a coherent architectural story about the LeoVegas brand. The African savannah — the lion’s natural habitat, which is the company’s symbol — became the inspiration.

This is reflected in the warm, earthy colour palette, organic forms, details and abundant greenery. This motif runs throughout the office, for example through carpets with a cracked-earth texture, patterns on acoustic panels and accents in the meeting rooms referencing African climates.

The lion motif, visible in the entrance zone in the form of the logo, serves not merely a decorative function, but is an integral part of the spatial narrative, strengthening the brand identity and its distinctive character.

In this project, we focused on creating an office that would be something more than just a functional workplace. We wanted a space that would reflect the energy and character of the LeoVegas brand, while also being attractive and comfortable for the team. Drawing inspiration from the African savannah has enabled us to create a coherent brand narrative – one that is distinctive yet sophisticated, and evident in the materials, colours and details throughout the interior.

One space – many possibilities 

The LeoVegas office was designed as a flexible work environment that adapts seamlessly to the rhythm of the day and the changing needs of employees. Instead of a rigid division of functions, the focus was placed on solutions enabling the space to be quickly transformed and used in multiple ways.

The central element of the concept is a multifunctional coworking zone, occupying one third of the entire office area. Depending on current needs, this is a space that can serve as a place for individual work, team meetings, town halls or integration events.

It is complemented by a variety of spaces supporting everyday work — from small and large meeting rooms, through focus rooms, to open collaboration areas and relaxation zones. The office layout allows people to freely choose a place suited to the nature of their tasks, combining more dynamic areas with calm, quiet spaces finished with soft materials. Together, they create a coherent, multi-layered environment tailored to the dynamics and work style of a young team.

Thanks to its open and adaptable structure, it becomes the natural centre of office life, fostering not only work but also relationship-building — employees are happy to spend time here, playing billiards or board games.

An entrance that shortens the distance

The concept of the LeoVegas office was based on redefining the first contact with the workspace. Instead of a classic reception area — often formal and transactional — a completely open, multifunctional entrance zone was designed, blurring the boundaries between a welcome point, a social space and a collaboration environment.

This area includes, among other things, a kitchen, dining area, long sofas and — unusually — a pool table, which gives it a more social than reception-like character. This approach breaks the traditional office hierarchy and makes the entrance a natural invitation to use the office and build relationships.

The entrance to the LeoVegas office serves far more functions here than a traditional reception area — it combines a relaxation zone, a videoconferencing space, a mini billiards room and a kitchen with a large island that naturally brings people together around conversations and shared meals. For me, this is one of the most unique, and at the same time most demanding, elements of this project.

3R in practice – an office designed responsibly 

One of the key assumptions of the project was to create an office that responds to employee needs in a thoughtful and responsible way. That is why, alongside functionality and flexibility, wellbeing and working comfort became equally important.

An important element of the concept was a responsible approach to design, in line with the 3R principle — reduce, reuse, recycle. Furniture from the previous office was incorporated into the new premises, extending its lifecycle and reducing waste. Recycled materials were also used in the arrangement, such as PET panels, carpets and a kitchen worktop made from fishing nets. Many elements were also produced by local suppliers.

A significant role in shaping the quality of this experience is also played by the flexible lighting system, which allows for the creation of various lighting scenes and the adjustment of the atmosphere of the space to the time of day and the nature of the activity. Working comfort is further enhanced by abundant greenery, which supports concentration, improves wellbeing and creates a healthier, more welcoming working environment.

As a result, a space was created based on conscious and responsible design decisions — flexible, welcoming and well-suited to the contemporary style of work.

We wanted to create an environment that would be flexible and inclusive — one in which everyone would find a space suited to their work style. The balance between energy and calm, collaboration and concentration, was key for us when designing LeoVegas.

New reality

LeoVegas’ new headquarters is a modern and energetic office that supports the organisation’s growth and responds to the team’s changing needs. The space was designed around various work scenarios — from dynamic shared zones to places for quiet and concentration. It is an office strongly rooted in the brand’s DNA — inspired by the African savannah, with clear references to lion symbolism and the world of LeoVegas.
